How we check a property before you buyThe portfolio
Locations
Turkey real estate is really several markets sharing one legal system, and the right starting point depends on what the purchase is for — a base in a working city, a house by the water, or both at different times of year. Our coverage follows that map, city page by city page, and each region below links to the page that covers it in detail. If this is your first property investment, start with our tips about investing in property.
| If your brief is… | Start with |
|---|---|
| A year-round city apartment, where our published portfolio is deepest | Istanbul |
| A resort-led coastal apartment | Antalya and Alanya |
| A seafront city that lives all year | Mersin |
| A house with its own plot by the sea | Bodrum, Fethiye, Marmaris or Kalkan |
| A major city with a peninsula beside it | İzmir |
| Lake-and-shore homes within reach of Istanbul | Bursa, Yalova or Sakarya |
| An inland capital with no season | Ankara |
| A green coast with summer highlands behind it | Trabzon |
Türkiye is one country and several property markets. The deed process is the same everywhere; almost everything else — season, stock, rhythm — changes with the coastline.
The market
Two things hold everywhere in Türkiye: title runs through a single national land registry, and the checks that make a purchase safe — registered ownership, annotations, occupancy permits, what the deed actually records — are the same checks in every province. That is what lets one advisory process cover markets as different as a Bodrum bay and an Istanbul renewal district.
Beyond that, the markets move on different rhythms. The big cities run on their own economies and trade all year; the resort coasts breathe with the season, and parts of them quieten sharply in winter. New construction inside managed sites carries much of what foreign buyers purchase — with the site's facilities and service arrangements following the home — while established neighbourhoods trade on the building itself.
Our published portfolio concentrates where records have passed review, and it grows city by city as new batches clear. Where we hold nothing publishable yet, the city page says so plainly and works to brief instead.
| What shapes it | Why it matters |
|---|---|
| City and setting | A metropolis district, a resort bay and a year-round coastal city are different markets, not tiers of one |
| Season vs year-round economy | Resort coasts breathe with the season; the cities trade all year |
| New build vs resale | Different paperwork, running costs and renovation questions everywhere |
| Site and facilities | What a managed site provides, and its service charge, follows the home |
| Title and permit status | One national registry — and the same first checks in every province |
We publish what we can stand behind, city by city. Where a market's records are still in review, its page says so — and works your brief instead of showing you filler.

Questions
The collection spans apartments, villas, hotel residences and select office projects across Istanbul and the coast. Use the city links below to focus by location, or share your brief and we shape a shortlist around it.
Figures are shared on application and confirmed with an advisor. Prices vary by city, district, project stage and property type, so we quote per project rather than a single headline number.
Yes — foreign nationals can generally buy property in Turkey, subject to standard restrictions such as military-zone limits and reciprocity rules. We coordinate the checks and confirm suitability project by project. How buying property in Türkiye works

It can be relevant, but suitability is confirmed for the exact property and the rules in force before you proceed — never assumed from a listing. How citizenship by real estate works
