An apartment brief in Istanbul usually resolves to a choice between the city's newer belts and its established fabric. Along the lagoon and the Marmara shore to the west — Küçükçekmece, Beylikdüzü, Esenyurt, Büyükçekmece — and in the planned avenues of Başakşehir, the stock is dominated by managed sites: newer buildings, shared facilities, and a service arrangement that comes with the keys.
Closer in, the picture changes street by street. Zeytinburnu and Bağcılar mix renewal projects into an older fabric against the historic core, while Kağıthane, Şişli and Beşiktaş trade on the address itself — established central districts where resale and renewal sit side by side. Across the water, Kadıköy carries the Anatolian side's settled seafront living.

New belt or old fabric — settle that first. A managed site by the lagoon and a resale flat behind Şişli are both "an apartment in Istanbul", and almost nothing about buying them is the same.
The market
For apartment buyers the decisive split is what surrounds the flat. Inside a managed site, the building standard, the facilities and the monthly service charge shape both daily life and long-term cost; in an established building, the block's age, its maintenance history and its position carry the value. Renewal adds a third layer in the older districts, where the land share registered to a flat quietly matters as much as the flat itself.
