Antalya · villas
A guide to houses in Antalya — the resort corridor east of the city, the coastal strip, and the foothills inland — and what separates them.
The collection
Antalya villas divide into three settings that rarely suit the same buyer: planned resort developments along the coast east of the city, cliff-top coastal housing at the city's edge, and larger inland plots in the foothills. Alongside the villas published here, we work the market to brief.

Locations
Antalya sits on a coastal plain with the Taurus mountains behind it, and its villa settings follow that geography: a long developed shoreline running east from the city, and rising ground inland to the north.
The setting decides more than the house does. A resort-corridor villa and an inland plot are different ways of living, not different price points on the same shelf.
The market
Antalya is the one coastal market on this coast where houses and apartments both make real sense, and the split is not arbitrary. Villas here concentrate in the resort corridor and inland, where there is land; apartments concentrate in the city, where there is not.
The resort-corridor stock is largely developer-built in gated schemes with shared facilities and a management company. Inland, more houses are individually built on their own plot. The two carry different running costs, different levels of responsibility and different resale profiles.
Year-round usability is worth establishing early. The city functions in winter; parts of the resort corridor are built around a summer season and reduce their services accordingly. Whether a gated scheme is complete and fully handed over, or still building out around you, is worth establishing early too — the two are very different places to live.
| What shapes it | Why it matters |
|---|---|
| Setting | Resort corridor, coastal edge and inland foothills are different markets, not tiers of one |
| Plot size and privacy | Inland, land is the main variable; on the coast, position is |
| Complex facilities and management | Shared pool, security and grounds carry ongoing cost and ongoing service |
| Distance to the shore | Whether the sea is walkable, drivable or simply a view |
| Title and permit status | Occupancy permit, registered access and what the deed records |
We would rather give you a current figure than leave a stale one on a page. A golf-corridor house and an inland plot sit at genuinely different levels, so one number for Antalya would be wrong for both.
Locations
Antalya's apartment stock sits in the city rather than the resort corridor, and it is a separate search with its own districts.
Assurance
In the resort corridor, where most houses sit inside managed schemes, the documents that govern the complex matter as much as the deed to the house — what the management company is obliged to provide, what the shared charge covers, and how it is set. From there the checks are the standard ones: registered ownership, any charge or annotation on the title, whether the building holds its occupancy permit, what the sale includes, and figures and delivery timelines taken from the developer or seller directly. Nothing is presented as fixed until it has been verified for that specific property.
Questions
Mostly east of the city along the coast, in the planned corridor around Belek and Kundu, and inland to the north around Döşemealtı where there is more land. The city itself is largely apartments.
Antalya supports both, which is unusual on this coast. Houses suit buyers who want a plot, privacy and space for longer stays; apartments suit lock-up-and-leave use and are the larger part of the city's stock.
We do not publish figures. The settings are too different for one number to be useful — a resort-corridor house and an inland plot are not comparable. An advisor gives you a range once the brief is clear.
The city is, with a substantial permanent population and full services through the winter. Parts of the resort corridor are built around the summer season and reduce services out of it, so it is worth being explicit about which you want.
