Fethiye wraps around the eastern end of a wide gulf, with a mountain ridge separating the town from the open-sea side where Ölüdeniz lies. Most of what foreign buyers look at sits either on the plateau above that ridge or along the seafront north of the town — places close together on a map that are reached by different roads and live very differently.
The ridge decides more than the road does. The plateau and the seafront are a short drive apart and entirely different propositions — one is built for the view and the season, the other for the town and the year. We settle which side of the ridge you belong on first.
The market
Fethiye is a villa market for a structural reason: the plateau above Ölüdeniz was laid out in plots, and the buyers it serves typically stay for long seasons rather than short breaks — so the stock grew as houses with a pool and outdoor space rather than flats. Apartments exist, mostly around Çalış and the town, but they are the smaller part of what changes hands.
The stock divides between purpose-built villas inside small managed clusters and standalone houses on their own plot, and between recent construction and houses now several building waves old. Those are different purchases: the running costs, the paperwork and the renovation questions do not overlap much.
Season is the other axis. The town works all year — it is a harbour town with a permanent population, not a resort — while parts of the plateau quieten considerably in winter and some services there reduce with the season. Dalaman airport sits across the gulf to the west, and the transfer is part of every viewing trip we arrange.

On a coast with protected shoreline and forestry land close behind it, what a plot's zoning actually permits — and whether the existing house matches it — is the first thing we establish in Fethiye. From there the checks are the standard ones we run everywhere: registered ownership, any charge or annotation on the title, whether the house holds its occupancy permit, what the sale includes down to the pool equipment, and figures and timelines taken from the seller or developer directly. Questions
It depends on which side of the ridge your life will be on. Ovacık and Hisarönü, on the plateau above Ölüdeniz, are the villa heartland; Çalış puts you on a seafront within reach of the town; Kayaköy trades convenience for quiet. We settle that before viewing houses.
