Antalya · apartments
A guide to Antalya's apartment districts — where each sits between the beach, the old town and the mountains, and what separates them.
The collection
Antalya is a working city on a coastal plain, not a resort town, and its apartment districts sit at different points between the beach, the centre and the higher ground inland. Alongside the apartments published here, we work the market to brief.

Locations
Antalya runs along a coastal plain with the Beydağları mountains close behind it, and the city's districts are best understood by where they sit between those two edges.
Where you sit between the beach and the mountains changes the apartment, not just the view. Distance to the sea, elevation and how the district works in February are worth settling before viewing.
The market
Antalya is a permanent city first and a holiday destination second, and its apartment stock reflects that. Much of it was built for people who live here all year, which is why the districts away from the seafront look and function like ordinary urban neighbourhoods rather than resort developments.
The stock splits between older blocks in the established districts and newer developments with shared facilities — pool, gardens, security, a management company. Those are different propositions in running cost, in who your neighbours are, and in how the building is looked after out of season.
Because the city sits on a seismic coast, the age of a building and the code it was built to are a substantive part of what you are buying, not a footnote.
| What shapes it | Why it matters |
|---|---|
| Distance to the sea | The single strongest variable across the city's districts |
| Building age and construction standard | Determines both the living experience and the resale position |
| Complex facilities and management | Pool, security and grounds carry an ongoing charge and an ongoing service |
| Floor and aspect | Sea or mountain view, and how the flat handles the summer |
| Title and permit status | Occupancy permit and what the deed records |
We would rather give you a current figure than leave a stale one on a page. A seafront apartment in Konyaaltı and a flat in Kepez are not the same market, and one number would describe neither.
Locations
Antalya's villa stock sits outside the city — in the planned resort corridor to the east and on the rising ground inland.
Assurance
In a city with a large stock of older blocks on a seismic coast, the age of a building and the code it was constructed under are among the first things we establish, not the last. From there the checks are the standard ones: registered ownership, any charge or annotation on the title, whether the building holds its occupancy permit, what the shared charge covers, what the sale includes, and figures taken from the developer or seller directly. Nothing is presented as fixed until it has been verified for that specific apartment.
Questions
It depends on whether you want the beach walkable, the old town on your doorstep, or a district that functions as an ordinary city neighbourhood. Konyaaltı and Lara sit on the coast, Muratpaşa is central, and Kepez is inland on higher ground.
Both, and the district decides which you are buying into. Antalya has a substantial permanent population and works all year, while some coastal developments are noticeably quieter out of season.
We do not publish figures. Distance to the sea and the age of the building move the number more than anything else, so a citywide figure would mislead. An advisor gives you a range against a specific brief.
Apartments are the larger part of the city's stock and suit lock-up-and-leave use. Villas sit mainly in the resort corridor east of the city and inland, and suit buyers who want a plot and space for longer stays.
