Bodrum's coastline folds into a series of bays, each reached by its own road off the spine of the peninsula. Because the terrain is steep and building heights are restricted, settlements sit in the flat land at the head of each bay and climb the slopes behind it.
The practical consequence is that bays a short distance apart on a map can be twenty minutes apart to drive, and feel unrelated when you are in them.
Which bay is a brief question, not a ranking. Two houses of the same size in different bays can suit entirely different people, and the road between them matters more than the distance.
The market
The peninsula builds outward rather than upward. Height restrictions and steep ground produce low-rise, whitewashed, detached housing with a plot; apartments exist but sit at the edges of the market. That is the reason this page covers villas rather than treating Bodrum as a mixed market.
Stock divides between houses in managed complexes — shared pool, gardens, security, a management company that may or may not operate out of season — and standalone houses on their own plot. They are different purchases with different running costs and different responsibilities.
Season length is the question that most changes which bay suits you. Bodrum town works all year and has the services to prove it. Several outer bays reduce sharply out of season, which is a feature if you are buying for summers and a problem if you are not.
